Gail's point is well taken.  A certain amount of our trouble is self-inflicted as the maintenance staff is sometimes tardy in replacing the steam pot as a part of its cyclical maintenence.  That we can fix and I'm working on it.

But the compressor failed after only 4 years and the condensate pump lasted 4 1/2 years.  If anyone out there is about to take the plunge I would recommend exploring other options like the Carrier/Dri Steem system we have in our other storage area. Not perfect, but more relaible.
