My advice is to contact the NCAA Hall of Fame Museum in Indianapolis.
That's about their size and they are relatively new, and they must have
done a feasibility study.

I was asked to conduct a feasibility study for a sports museum/hall of
fame in the upper Midwest. We are aiming at a square footage between
30-50k sq. ft. and I was wondering if anyone had access to such a study
for a "specialty" museum of that size that I could use as a reference.  

A few of my most pressing questions:
 
What is the best way to caculate a "potential visitor base" to help
predict annual visitation. Any advice?
 
In calculating building costs and estimates, are there estimates on what
a storage square foot costs versus an exhibits square foot or office
square foot? 

In addition, any related articles, texts, or specific people that would
be appreciated.
