When building, more often than not the errors include:

- Not designing for success

- Failing to allow for crowds at the box office

- Neglecting the loading dock

- Skimping on front door access/parking

- Cutting back on storage

My suggestion is to bring in a consultant to help you with this, grit your
teeth, and pay the difference.  New buildings will be around for a long, LONG
time.  Get something that is useful.
