Has anyone comparatively evaluated audio tours and docent-led tours?
Has anyone offered random access audio hand-helds in smallish historic
buildings?

We are re-interpreting an historic house located within a large,
heavily-visited public garden. The house, currently closed, has had low
visitation, and has offered only volunteer-led tours that focused on
architecture and decorative arts.

We're discussing whether to offer (probably volunteer) docent-led tours,
audio tours (probably wands) or both. When we re-open, the message will be
completely different: history of the homeowner, the region and the garden.
Target audience is garden visitors - mostly adults and families.  Main goal
is to increase new and repeat visitation.

Any suggestions on which types of tours to offer in this situation - or on
comparing the two types in general?
