I second Georgia, I see a lot from there. Also the Carolinas.

If you want to need to stay on the Northeast Corridor/Amtrak line,
Soueastern MA around Boston has lots of places but has the same pay-to-rent
ratio problems of NYC (low:high).

Philadelphia has looked very interesting, and the surrounding area which, if
you draw big midwestern-type regional circles, includes Allentown and
middle-of-Jersey and Delaware.

Some people consider Maryland and northern Jersey to be DC and NYC, based on
commuter traffic.
