After years of having to put collection items in the university president's home and office, and after several cases of damage, we have successfully pulled out of this situation. We were able to do so because our insurance made clear that objects were covered with the expectation of climate control and security standards being met, which the home and office could not provide. In our case we were also able to make the argument that these venues were ideal for showcasing what the university produced (i.e. art by faculty, students, alums) rather than what the university's art museum happened to own.
