    Condition reports are "academic" for a reason.  AS far as MRM goes, it has
served us very well    for at least the last 15 years.  It is thorough and for
those who do condition reports properly, it is the standard.  Many of us in the
 profession have also purchased the booklet BASIC CONDITION REPORTING, by the
Southeastern Registrar's Association.  It is 56 pages long, has excellent,
detailed glossaries (even more extensive than MRM) and includes sample forms.
Without thorough, academic, condition reports your insurance is likely not to
pay a claim if the work is damaged or lost.
I advise you use either book.
