ANNUAL SALARY: $25,966 - $31,436. (Depending on experience, continuous
service and salaries of existing employees). Employees new to state
government typically start at $25,966.

Duties: A. Facilities Management: Performs inspections, repairs,
maintenance and construction work on over 200 historic buildings,
fences, roads, trails, parking areas, boardwalks, signs and displays, on
related land, support facilities and mechanical and utility systems of
Virginia City and Nevada City. Organizes crews, building materials,
obtains necessary permits and licenses for special projects such as new
buildings, remodel projects, railroad improvements and operation.
Buildings include operational restaurants, bars, hotels, occupied
houses, office space, retail outlets and display buildings.  Provides
input and direction for determining priorities for repairs and
maintenance, selects methods and materials needed, supervises
subordinates to complete needed maintenance and repairs. Does minor
electrical repairs, performs plumbing and sewer system repairs and
maintenance including work on pumps, wells, and sewer lift stations.
Performs historic preservation maintenance repairs on buildings in
accordance with the State Historic Preservation Office and federal
Department of Interior Section 106 Standards for Historic Preservation.
This includes work on log and frame buildings, roofs, windows, doors and
foundations, using specialized tools and procedures to maintain historic
integrity in conjunction with the Lead Preservationist. Performs
landscaping activities, including mowing, tree pruning, hazardous tree
removal, irrigation and general care of lawns, shrubs and trees.  Work
includes the use of chain saws, pruning saws, mowers, tractors, and weed
trimmers. Carries out maintenance needs on fire fighting and detection
systems through routine inspection and periodic tests and responds to
malfunctions. Performs weed control efforts including chemical and
mechanical controls in accordance with weed plan.  Maintains records of
weed control efforts and completes annual weed report.  Completes
necessary checklist prior to conducting weed control activities.
Performs service, maintenance and repairs on various vehicles and
equipment including a tractor, backhoe, riding mower, pick-up trucks,
push mowers, weed trimmers, chain saws and other related power equipment
to provide safe, usable, and reliable vehicles and equipment.  Repairs
may include welding and steel fabrication. B. Project Management:
Prioritizes maintenance workload, establishes policies and procedures
for completing projects, establishes work methods, procedures and
deadlines for special projects. Railroad Operations - Assists the Site
Manager and Visitor Services Manager with the operation of Alder Gulch
Shortline Railroad consisting of two passenger trains. Independent
Contractors - Works with seasonal and specialized contractors to provide
services, such as roofing contractors, specialized railroad workers,
railroad firemen and engineers, and fire suppression. Safety - Assures
that subordinates are following guidelines of the comprehensive safety
program that addresses employee, visitor, resident and concessionaire
safety needs.  Cleaning - Ensures cleaning of public restrooms and
buildings on MHC property and cleanup following special events is
accomplished in a timely manner.  Volunteers - Works with the Volunteer
Program Coordinator and supervises work crews on maintenance projects.
Supplies / Equipment: Purchases supplies, building materials and
equipment for the maintenance of state-owned properties at Virginia City
and Nevada City, and maintains an inventory of tools and equipment, and
a check out system for tools and equipment. C. Supervision:  Supervises
one permanent and two seasonal  maintenance workers, the seasonal
steam-powered locomotive crews, and volunteer workers. Coordinates,
plans, assigns and reviews work of employees.  Approves work schedules,
signs time sheets, handles disciplinary matters and completes
performance evaluations.

KNOWLEDGE OF: Methods and practices of general maintenance and
construction work as related to buildings, facilities and grounds, use
and care of tools, and operation of a variety of heavy and light
construction equipment.  Equipment expenditures, private contracting
policies, office practices and procedures, and personnel management.
Knowledge of steam engines and boiler operations is required and Federal
Railroad Administration rules and regulations as they apply to the Alder
Gulch Shortline Railroad.

SKILLS IN & ABILITY TO:  Work independently with very general
supervision and ensure an efficient, timely flow of work with many
interruptions; supervise and communicate effectively both verbally and
in writing; deal with stressful situations; plan, look for more
efficient and cost effective procedures; and accept, learn and implement
new procedures applicable to Virginia City and Nevada City.  Organize
and manage resources efficiently; maintain effective working
relationships and recommend solutions to others.  Supervise crews
performing specialized and heavy manual labor, determine procedures and
methods of stabilizing historic buildings and instruct subordinates in
carrying out the work.  Instruct others in the following areas:
operation of heavy equipment, performing carpentry duties, woodworking,
plumbing, welding, electrical work, masonry, engine repair and
maintenance and equipment operation to acknowledged standards.  Instruct
subordinates in applying skills to situations where other factors may
require a degree of sensitivity and restraint, such as in historic
buildings and must have good recordkeeping and documentation / computer
skills.


Education/Experience: The above knowledge, skills, and abilities are
usually acquired through a combination of education and experience
equivalent to a two year degree in Facilities Maintenance, Civil
Engineering Technology, Metals Fabrication & Technology, Welding, or
Construction Technology and four years of related experience. Also
required: Class 4 State of Montana Certification for water and
wastewater operators; Government pesticide applicator's license must be
obtained on the job and maintained and a State of Montana steam traction
license is required, or obtained within 12 months. Other combinations of
education and experience, which could provide these knowledge, skills,
abilities, and competencies, will be evaluated on an individual basis.

Application and Selection Process:  Selection procedures used to
evaluate an applicant's qualifications may include an evaluation of the
State of Montana application and any required supplemental material, a
structured oral interview including a performance examination, and
reference checks.  Applicants will be notified when screening has been
completed.

The Montana Compliance with Military Selective Service Act: In
accordance with The Montana Compliance with Military Selective Service
Act, men selected for state government employment must produce
documentation showing compliance with the federal Military Selective
Service Act.  Examples of this documentation include a registration card
issued by Selective Service or a letter from Selective Service showing a
person was not required to register.

1. This position manages and supervises the repairs, maintenance and
operation of state-owned buildings, grounds and properties in the
historic Virginia and Nevada Cities and coordinates the operation of a
steam locomotive.  Please describe your experience inspecting,
maintaining, and repairing buildings, facilities, and grounds in a
historic setting to provide a safe environment for the public.  Include
