ASSOCIATE PROJECT MANAGER
New Asian Project
Full-Time Exempt Position
Anticipated Duration: 4 years

PROJECT DESCRIPTION:

The Asian Art Museum currently occupies a building attached to the DeYoung
Museum in Golden Gate Park. In approximately four years, the Museum will be
moving to the former San Francisco Main Library Building in Civic Center.
The New Asian Project involves the preparation of this architecturally
historic building to serve as the new home for the Asian Art Museum, and
for moving the Asian's staff, collection and other assets to it.

POSITION SUMMARY:

Reporting to the Project Manager, the Associate Project Manager assists in
managing all aspects of preparing the Old Main Public Library Building to
serve as the new home for the Asian Art Museum. He/she will assist the
Project Manager in: keeping the project within schedule and budget;
administering all agreements related to the project; establishing
relationships with and representing the Asian before a variety of agencies
and communities.

EXAMPLES OF DUTIES:

Manages consultants; prepares requests and reports relating to funding,
scheduling and status of the project; assists in the maintenance of
written, diagrammatic and photographic documentation.

Assists the Project Manager in the monitoring, implementation and
modification, as necessary, of the Functional and Space Program; assists in
the study and selection of program and cost alternatives in light of budget
and space constraints.

Assists in the development and management of a selection process, bidding
or negotiating, and managing all agreements required for the project.

Assists in: the development and administration of schedules for the
project; cash flow needs projections; the review of change orders;
overseeing the final punch list, and acceptance of the work.

Represents the Asian in obtaining approvals from agencies which have
authority over any aspect of the project and before community groups which
have an interest in the project.

Provides expertise in the management and monitoring of the construction and
its associated costs and schedule.

Monitors other Civic Center projects.

Identifies and solves the inevitable unanticipated problems which arise in
the course of such a project.

MINIMUM QUALIFICATIONS:

Bachelor's Degree in Architecture, Engineering or Project Management;
Master's Degree preferred.  Architectural, engineering or inspector's
license desirable.

Seven (7) years of related experience; or an equivalent combination of
education, training and experience.

Extensive knowledge of: architectural programming; design and construction;
development of plans and specifications; construction management; project
finance and cost controls.  Familiarity with San Francisco agencies and
construction procedures highly desirable.

Ability to: interpret and execute contracts; establish and maintain
effective working relationships with a variety of representatives of public
and private organizations, City and County representatives, contractors,
architects and other construction personnel, Museum staff and the general
public.

Effective verbal and written communication skills; excellent organizational
and interpersonal skills; flexibility and sense of humor.
